Our House Plans

I thought it would be helpful to show our house plans for the ground floor, first floor and front elevation.

Ground Floor

Firstly, we unfortunately had to exclude the grand alfresco at the back of the house due to the length of our block and the easement along the back fence. This is because PD use a slab for the alfresco which our council won't allow. We are therefore considering building a deck after handover (similar to the Werribee display) which looks very inviting I must say!

Some of changes we made to the standard plan were based on our love of the display at the Eucalypt Estate. These are:

  • We chose the Fairview Façade which extended the house by around two metres due to the porch and balcony being added. This also added some extra space in the master bedroom upstairs and the study downstairs.
  • We decided to add some storage space in the garage and widened it by 50cms. This was helped by having a wide block.
  • We selected double front doors for a little wow factor along with double doors to the study and cinema lounge.
  • We selected the upgraded projector, screen and in-ceiling speakers (with subwoofer) for the cinema lounge. We found the Argus Technology team very helpful and a visit to their display rooms aided our decision making process. We found this a better option than pre-wiring for example.
  • We selected the grand laundry option with powder room downstairs in addition to the kitchen galley.
  • Our favourite part of the house is the living space on the ground floor. We selected the extended kitchen option 2 with large island bench almost mimicking the Eucalypt display. We found the glass splashback and wide bench spaces very appealing for our family.
  • One additional change we made to the room was to swap the dining room and grand family (although not indicated on the plans) to enable us to add a large sliding stacker door to the side wall. This will help the children run out to the large side yard to play!

First Floor

We also decided to upgrade the first floor similar to the Eucalypt display. The changes we made:

  • We chose the princess suite with WIR and study space
  • We added a WC to the ensuite (with door) as well as a WC near the children's bedrooms.
  • We added additional basins to both the ensuite and first floor bathroom.
  • We selected a hob bath for the first floor bathroom and a double shower for the ensuite.
A couple of further minor amendments were made on contract day for convenience, including the upstairs thermostat near the master bedroom, the reverse air near the children's bedrooms, additional insulation between floors, better carpet underlay and data points for all TV and study desk locations.

Front Elevation

The front elevation drawing illustrates that we have flipped the Eucalypt display to suit our block. In addition we chose the frosted glass balcony, sectional garage door (woodland grey to match all windows and front doors), 2.70m ground floor ceiling height and 2.55m first floor ceiling height, an upgrade to bricks (and mortar) to Settlers Beechwood, Barramundi roof tiles, Colorbond fascias, gutters and downpipes, (included in Advantage package) a natural gas pipe for a future barbeque in the backyard, floodlights with sensors all around the house, no tiles or render to the large left hand side pier and bricks above the garage door (rather than FC infil).

We hope this helps! We will provide more details on selections as we go including kitchen benches, appliances, doors, stairs, carpets, floorboards, tiles, taps etc. etc.

DEMOLITION COMPLETE!

The demolition of our old home is now complete!

Here is a couple of photos of our old home. The house sat on a corner block with no slope making any rebuild much easier. We literally had a picket fence out the front, however the house itself was

On 15th of February, 2016 the new Power Pit was installed.

On 24th February, 2016 gas and electricity was abolished.

On 26th February, 2016 the demolition begun and was completed on 2nd March 2016.

We are now waiting for the second soil test before Porter Davis begin laying the slab.

In the meantime we received unconditional finance approval from our mortgage broker. This is a big relief as the uncertainty of the bank valuation can be a concern.

We will have another update hopefully in the next two weeks or so...

ABOUT ME

I have finally had a chance to update the 'About Me' page, so here goes...

My name is Carole.

I am a stay at home married mother of three young children living in South East Melbourne.

We owned a 3 bedroom single story home and had been living in it for 10 years. Throughout the 10 years we did a couple of renovations, but no matter what we did, it started to feel as though it was closing in on us, so we decided that the most cost effective approach was to do a 'knock-down rebuild'.

We researched homes and options for 12 months, until we walked into the Charlton33 in Wollert and our mind was made up instantly. We fell in love with the property as soon as we walked in.

We are so excited to be embarking on this new journey....

We trust you will find our blog helpful!
